Market Value
The estimated amount for which an asset or liability should exchange on the valuation date between a willing buyer and willing seller, in an arm’s-length transaction after proper marketing, with the parties acting knowledgeably, prudently and without compulsion.
Investment Value / Worth
The value of an asset to a particular owner or prospective owner for individual investment or operational objectives. It may therefore differ from Market Value.
Market Rent
The estimated amount for which an interest in real property should be leased on the valuation date between a willing lessor and willing lessee on appropriate lease terms, after proper marketing and without compulsion.
Fair Value
For financial reporting, the exit price that would be received to sell an asset or paid to transfer a liability in an orderly transaction between market participants at the measurement date.
Insurable Value
An amount determined under the insurance contract and applicable framework, commonly related to reinstatement or replacement cost and any expressly covered associated costs.
Special Value
An additional amount arising from characteristics that are of value only to a special purchaser, for example through adjacency, synergy or a unique operational use.
Value in Use
The present value of future cash flows an entity expects from continuing use of an asset or cash-generating unit and from its ultimate disposal. It is entity-specific, not market value.
Compulsory Acquisition
The mandatory acquisition of property for public benefit with compensation determined under the applicable constitution and legislation. The statutory basis, date and assumptions govern the valuation.
Objective Tax Value
A taxable value calculated under the Greek objective-value system using zones, coefficients and statutory rules. It does not necessarily equal Market Value.
